We have 2 very small children and are looking for something less than $800 a month with 3 bedrooms and 2 bathrooms. More than anything, we would like some advice on what the area is like? Like all cities, I assume there are nice areas and those you should avoid. Is there someone who would be willing to let me know which is which? We would like something that is family friendly, maybe close to parks, or rivers or something, but still commutable to Tinker. An area that is clean and safe. Any pointers on specific areas we should be looking at would be wonderful.

Or if you have a townhome or single family home that will be available in early September we would be interested in hearing from you. We are in our 20s and have a toddler, an infant and a small dog(well behaved adult basset hound, totally non agressive, and pretty much just lazy). We are responsible and very excellent tenants as our current and past landlords will attest to. We have reasonalbe credit, but have never once been late on a rent payment. We care for our rentals as if it were our own.

We are looking for 3 bedrooms and 2 baths or 2 bedrooms with a den/office space. Washer and dryer (or hookups), garbage disposal, and dishwasher are essential, again, because we have 2 small children ease and convienence are a necessity. Easy commute and safe neighborhood is also a must.
A driveway, private parking, or garage would be great, and a fenced in backyard for our dog.
