I have a 2-bdrm apartment at Avana 3131, on 89th St near May with a lease that runs from now until March 12, 2020. The apartment has two full bathrooms, a balcony with an outdoor storage closet, a kitchen with dishwasher, fridge, stove, oven, and utility closet with washer and dryer. This unit is the B1 floor plan at Avana 3131, with 1083 sq ft. The unit is on the 3rd floor. It faces due East. You will see a glorious sunrise on every clear morning.
Water: not included in rent, split among units within the building, usually ~$25/month
Electric: not included in rent
Insurance: required to rent, available through leasing company, usually ~$12/month
Pets: Dogs and cats are allowed with an additional monthly fee + pet deposit. (Some dog breeds are excluded.)
You takeover my lease, I pay you $500, and I transfer my $150 security deposit to you. We prorate the current month's rent between ourselves.
The Deal in finer detail:
I will show you the apartment. If you like it and want to take over my lease, you will have to apply to be a resident at Avana 3131 using the normal application procedure. The application fee is $50. Avana also charges a one-time administrative fee of $100 for new residents.
Once you are approved, we can formalize a lease take over agreement with the leasing office.
My security deposit will be transferred to you. We will agree to my move-out date, and your move-in date. We will prorate the month’s rent between ourselves. You keep/get $650 more than what you would normally keep just by working with me instead of working directly with Avana. :-)
This is a great opportunity for someone to move into a nice, clean apartment at a great rate.
